Building the Team: Why Experience, Legal Labor, and Trusted Subcontractors Matter
If you’ve been following my journey through these posts, you
know that I take pride in every detail—from planning and permits to sourcing
the right materials. But if there’s one thing I’ve learned in my years
investing and managing projects, it’s this: even the best plans and the finest
materials won’t save a project if you don’t have the right people building it.
I’ve seen what happens when property owners or investors try
to save money by hiring the cheapest crews or unvetted subcontractors. It’s a
gamble that almost never pays off. At best, you get shoddy workmanship and
endless headaches. At worst, you put your investment—and sometimes even your
safety—at risk.
Let me walk you through how I build my teams, why I insist
on legal, skilled labor, and what you can expect when you work with me and
Positive Impact International.
My Early Lessons: The True Cost of Cheap Labor
When I first started investing in real estate, I thought I
could save a few bucks by hiring whoever was available. I quickly learned that
shortcuts on labor almost always lead to costly mistakes. I’ve dealt with
projects where walls weren’t plumb, electrical work wasn’t up to code, or
roofing was done so poorly it had to be ripped off and redone. Those early
lessons shaped the way I run my business today.
Now, I make it a point to work only with subcontractors and
tradespeople who share my standards for quality, reliability, and
professionalism. I’ve built relationships with crews who treat every job as if
it were their own home or business. That’s the difference you’ll see and feel
on every project I lead.
How We Select and Vet Subcontractors
When I say “we,” I’m talking about a process and a set of
standards that my entire company stands behind. Our systems for vetting and
selecting subcontractors are strict, and for good reason.
Here’s what we look for:
- Licensing
and credentials: We only work with subcontractors who are properly
licensed, insured, and bonded. No exceptions.
- Legal
labor: I refuse to risk my clients’ investments—or my reputation—by
cutting corners with unverified or illegal labor. We check documentation,
run background checks, and require proof of eligibility.
- Proven
track record: I want to see past work, talk to references, and know
that a crew can deliver on time and up to standard.
- Professionalism:
Communication, punctuality, and respect for your property are
non-negotiable.
- Safety
and training: Our teams follow all OSHA guidelines and participate in
ongoing safety training. I believe that accidents are preventable when you
have the right systems and culture in place.
Why Legal Labor Is Non-Negotiable
I can’t count the number of times I’ve been asked, “Can’t
you just find a cheaper crew?” My answer is always the same: I’m not willing to
risk your project, your safety, or my company’s reputation for a short-term
cost saving. Legal labor isn’t just about following the law—it’s about ensuring
that everyone on your site is trained, insured, and accountable.
I’ve dealt with situations where property owners faced
fines, project shutdowns, or even lawsuits because a previous contractor used
undocumented labor. I never want that to happen to my clients. That’s why I
take this responsibility seriously and make sure our teams are fully compliant
at every step.
Our Approach to Teamwork and Communication
Every successful project I’ve managed has one thing in
common: clear, consistent communication. Our systems are set up so that you
always know who’s on your site, what work is being done, and what the next
steps are. Whether it’s a daily update, a weekly walkthrough, or a quick call
to answer your questions, I keep you in the loop.
I also make it a priority to foster respect and
collaboration on every job. When everyone—from the plumber to the project
manager—understands the vision and their role in it, the results speak for
themselves.
Real Client Story: Turning Around a Troubled Project
A while back, I was brought in to rescue a commercial
renovation that had gone off the rails. The previous contractor had hired
unlicensed subs, missed inspections, and left the owner with a half-finished
mess. I assembled a team of trusted professionals, did a full assessment, and
put together a plan to fix the mistakes and finish the job right.
It wasn’t easy, but because I insisted on skilled, legal
labor and open communication, we turned a nightmare into a success story. The
client told me afterward, “I wish I’d called you from the start.” That’s the
kind of feedback that keeps me committed to doing things the right way.
